I highly recommend Keith and Shining Light Home Inspection Services. Working with Keith was such an effortless process. He was extremely responsive via email and phone; very detailed in his communications; and was able to visit our property within our short timeframe. Keith was also able to include the pool and termite inspection which not all of the Inspectors I spoke with were able to do. Speaking in terms of detail, I don't think there was a single part of the house that Keith did not touch! We had the unique situation of getting an inspection report from a prior potential buyer which I thought, at the time, was comprehensive (it was roughly 20 pages). I was absolutely wrong. Keith provided SO much detail in his 200+ page report - from lights that weren't working to barely noticeable hairline cracks to cracked roof tiles and everything in-between. He even noted loose cap tiles on the perimeter block wall - seriously, of all things to check, that would have been the last thing on my list!! Again, I don't think there was a single item - inside or outside the house - that Keith did not touch, test or document in great detail. Saying that I highly recommend Keith is probably an understatement. He's the best - detailed and easy to work with.

Keith was an experienced, thorough, and patient inspector. His engineering background was obvious and we appreciated his professionalism, attention to detail, and strong communication skills. He allowed us, as home buyers, to be present during the inspection and carefully explained his observations as he went along. He is very thorough and does a great job categorizing the issues so you get a relative understanding of risk without being overwhelmed. He did a fantastic job with the written report (delivered digitally 24 hours later with descriptive photos and excellent commentary). His report portal also allows you to accept/request repair/ask for credit on each item so it?s a handy tool to capture your thoughts and share with your Realtor, etc. He also doesn?t charge extra fees like trip charges, etc. We HIGHLY RECOMMEND Keith and would use him again in a heartbeat.

On Saturday, December 12, 2021 I had Keith Dompier of Shining Light Inspections due a home inspection of my condo. As I had not had one done since purchasing my condo in 2007, I was unaware of what to expect. Keith was punctual and professional when he arrived, making sure to put me at ease as he moved throughout the various parts of my home. When he was finished, Keith walked me through some of the major issues that he found - some that I would have to deal with and some for my HOA. The report that he sent was VERY comprehensive in that it had pictures, arrows and a further breakdown of what needed to be repaired or replaced. I received the report within a few days with the assurance that he would be available to discuss anything about the report that I did not understand. I would be very happy to recommend him to anyone who is thinking of purchasing a house or condo.

My home inspection was very thorough and much more in depth than I ever expected. Over 200 pages of photo's, explanations and highlighted arrows and comments with each photo. What makes 200 plus pages of the inspection easier on my home builder is the "Summery" section allowing the contractor to focus on this section instead of trying to extract information from each page. Most everything Keith annotated was corrected making this a great investment. I would recommend Shining Light Home inspection to anybody purchasing a property.
